Developer Access

Where multiple neighbours have already said yes to roughly the same number.

Across the Always On market, most Trigger Prices sit well above what a postcode is actually worth — that's the whole point, an owner naming their walk-away figure. But a smaller set sit at or near true market value, and every so often several of those sit right next to each other. That's not a coincidence worth ignoring. That's a site.

Assemblage opportunities

Illustrative sample data. Each cluster groups Trigger Prices from directly adjoining or connected lots where every owner is currently sitting at or below their postcode median.

How a cluster gets flagged

01

Price, compared

Every Trigger Price is checked against its postcode median the moment it's set. Most sit well above — that's expected. The ones that don't stand out.

02

Adjacency, checked

At-or-below-market listings are checked against neighbouring lots. Two or more directly connected properties both near market value forms a candidate cluster.

03

Introduced, not sold

Developer Access shows you the opportunity. Nothing is bought here — you're introduced to each owner, and every one of them still decides for themselves.
